Inspections

Just like a house, a condo is an expensive purchase so you should have a professional evaluation of its condition before you buy it. Our condo inspection uses the same inspection processes as a house, but only internal components and conditions of systems are required to identify and evaluate the specific issues that your condo unit may have. Common elements such as roofs, outside components and shared areas such as lobbies, pools, activity rooms, gyms etc are not included in the inspection. Buying a condo is a big investment, so it's good to know exactly what you’re getting yourself into. Our condo inspection provides an assessment of the conditions of the component and systems as well as a detailed report that is executed in accordance with the standards of Ontario Association of Home Inspectors.

Specialty Inspections

We offer more than just the standard home inspection. Without having to contact another provider, we offer inhouse specialty services at a reduced rate during your inspection. We know that many folks purchasing  a home, want to make sure their investment is covered with a standard inspection to address insulation, moisture and hard to see roof issues. Typically these are older homes or homes where maintenance may have been neglected or damage has occurred. Perhaps you are selling your home and you need more than a pre sale inspection and valuable drone photography and video would be an asset for promotion and marketing efforts. Included below are some descriptions of our specialty services. These are subject to change and with additional services as available.

  • Thermal Imaging and Moisture Detection - infrared imaging the latest in digital testing to test for the presence of excessive moisture and detection of adequate wall and ceiling  insulation. Our digital moisture meters offer non-invasive digital testing throughout the home.

  • Well and Septic Inspections - a visual assessment of the well, septic and related components to verify that they are functioning properly. It includes a certificate of water testing from a municipal laboratory. we provide onsite water testing  for bacteria, hardness, pH, nitrates, nitrites, lead, etc. Many of the components are buried or hidden so further physical testing may be suggested for water recovery and septic flow. 

  • Aerial Drone Inspection – highly detailed roof photography and video for larger home and property inspections.  Get ultra high resolution images and video for hard to see or difficult to access locations. (weather pending)

What does our standard home inspection include?


We provide a thorough home inspection by a fully trained professional inspector and a visual inspection of all ready accessible components of the home in accordance with the ASHI standards of practice. We'll send you an easy to read detailed report provided within 24 hours with colour illustrations and photos to clearly identify any areas of concern. Includes quality drone roof inspection images with two storey homes over 2000 sq ft (weather depending). We include complementary RecallChek report to identify safety recalls, a Home Reference Book and offer an after inspection call support for as long as you own your home.




What home components do you inspect?


We adhere to the comprehensive ASHI Standards of Practice. This means that we will inspect all ready and accessible components of your home including Roof, Structural Components, Attic, Ventilation and Insulation, Exterior Cladding, Porch and Deck, Attached Garage, Driveway, Foundation, Basement/Crawlspace, Fireplace, Electrical System, Plumbing System, HVAC System, Interior, Built-in Appliances, Ceilings, Floors and Walls, Windows and Glazing, Doors.




How much does a home inspection cost?


Our standard home inspection for homes up to 2,000 square feet start at $400 complete with a full colour report. Additional charges apply for larger home sizes, fully finished basements, basement apartments, travel costs over 50 kms and any requested specialty services.




What type of payments do you accept?


During the automated booking process, we accept secure online payments with all major credit cards. For call in appointments, we accept major credit cards and etransfers.




Why do I need to sign a contract?


All inspections are performed with contracts that explain the scope and limitations of the inspection. Clients sometimes assume that a home inspection will include many things that are beyond the scope. We encourage you to read the Standards of Practice so that you clearly understand what things are included in the home inspection and report. After scheduling your inspections, we’ll email you a contract that needs to be read and authorized before the inspection. All inspections are performed in accordance with the Code of Ethics and the Standard of Practice.




What type of payments do you accept?


During the automated booking process, we accept secure online payments with all major credit cards. For call in appointments, we accept major credit cards and etransfers.




What does your inspection report include?


We provide an easy-to-read home inspection report that delivered within 24 hours of your inspection. It includes colour illustrations and photos of your home. Your report will identify components of your home that are not performing and indicate items that are near the end of their life. Your report will also include ballpark costs for repairs and maintenance tips to protect your home.




How long does the inspection take?


A complete top to bottom standard home inspection for the average detached home up to 2,000 sq. ft. is approximately two and half hours during daylight hours (without drone photography). Older homes can take a little longer.




What other services do you offer?


We offer infrared thermal imaging, moisture detection reading and aerial drone roof photography and video at an additional cost. It's best to check back regularly as new services and digital technology will be available at quick speed these days.




How does the home inspection process work?


1/ Schedule an inspection time either online or by phone.
2/ Read and confirm the liability contract that will be emailed to you.
3/ We arrive early to view the area and the home from the outside.
4/ Meet and greet you to explain the process and what’s covered.
5/ Carefully and systematically evaluate, take notes and photos of structures and systems in the home.
6/ We upload images and create your report. 7/ We email your report along with the Free Home Reference EBook. 8/ Call to review the evaluation report and discuss recommendations.




Do you have insurance?


We're fully insured to cover errors and omissions, and liability insurance in case something becomes damaged at the inspection.




Do you have a drone licence?


Yes. We have a basic pilot licence and registred are with the Ministry of Transportation.
